Summary

The portfolio consists of a collection of single-tenant retail properties located across Florida, Alabama, Nevada, and New Jersey, each leased on a long-term basis to well-known national tenants. In Florida, the Immokalee property is a 7,441-square-foot building constructed in 2008 and fully leased to AutoZone. In Tampa, a 7,361-square-foot building built in 2007 is also fully leased to AutoZone. Another Florida location in Palm Harbor features an 8,320-square-foot building constructed in 2013 and leased to Dollar Tree. In Alabama, the Auburn property consists of a 9,121-square-foot building developed in 2013 and leased to Dollar General, while the Birmingham property is a 9,223-square-foot building built in the same year and also leased to Dollar General. The portfolio also includes a Nevada property in Henderson, a 23,182-square-foot building completed in 2024 and leased to Tractor Supply Company. In New Jersey, the Atco property is a 2,726-square-foot retail building originally constructed in 1980 and currently leased to Truist Bank. Each property is situated in a commercially zoned district and was evaluated through environmental assessments at the time of review. These reports indicated that no hazardous or toxic substances were identified and no significant environmental concerns were present, aside from standard monitoring and maintenance recommendations in select cases.
